Low-density urban spaces
Article 37
Identification
Low-density urban spaces are delimited in the Planning Plan — I and reflect the low-density and compact urban occupation model.
Article 38
Uses and indexes
1 — All uses are permitted in these spaces, with the exception of logistical activities in the types of actors defined in Annex V to this regulation.
2 — Without prejudice to the provisions of the following article, the following maximum rates apply:
a) Soil waterproofing index: 0.7;
b) Above-ground utilization index: 0.5.
3 — New constructions or expansions of existing buildings, in conjunction with the rural surroundings, must constitute discontinuous bodies that favor visual permeability between the buildings, translating an image of urban decompacity.
Article 39
Maximum facade height
1 — In new buildings or expansions of existing ones, a maximum facade height corresponding to the dominant height of the facades of the urban front in which it is located is permitted.
2 — In urban fronts where the dominant height of the facades constitutes an exception in relation to the adjacent blocks, or where the urban front is built at a ratio of less than two thirds, the maximum height of the facade is defined by the dominant height of the facades in the surrounding area, which does not constitute an exception and whose urban front is built at a rate greater than two thirds, for the following priority:
a) Urban front opposite to the road axis;
b) Urban fronts of adjacent blocks on both sides of the street.
3 — Exceptionally, bridging is permitted between two buildings with a facade height greater than the dominant one, provided that the extension of the urban front to be bridged is smaller than the height of the facade of the lowest building that exceeds the dominant height of that urban front.
4 — In the filling referred to in the previous paragraph, the height of the facade is defined by that of the lowest building that exceeds the dominant height of the urban front.
5 — In situations where the maximum height of the facade is not found, in accordance with numbers 1 and 2, and in which there are no morphotypological references in the surroundings, in accordance with article 26, the use index applies of the previous article, which can be increased by up to 50% in small buildings, similar to urban lots."
