Identification
1- Low-density urban areas comprise urban zones of rural origin, mostly not resulting from subdivision operations, and whose plot size generally allows for a backyard associated with agricultural activity. These areas are characterized by single-family housing typologies of 1 or 2 floors, with the main building usually set along the public road and without a predominance of fencing or façade planes, but which, as a whole, create neighborhood relations typical of urban centers equipped with the necessary basic facilities, commerce, and services.
2- In low-density urban areas, the dominant use is residential, but commercial, service, tourism, and facility uses are also allowed, including public or private collective green areas and other uses compatible with residential function.
Article 57
Building regulations
1- When expanding or constructing new buildings, the following urban parameters must be met:
a) New constructions can only be located within a 50-meter strip adjoining the public road, except for annexes to the main building, which cannot have a covered area exceeding 80m²;
b) Proper relation with neighboring pre-existing buildings must be maintained;
c) Compliance with the typical façade height of the respective urban front;
d) In the case of terraced or semi-detached buildings, compliance with the dominant fencing or façade planes of the respective urban front, without prejudice to new fencing or façade plans established by the City Council;
e) Respect for the dominant building typology of the urban front where the property is located;
f) Maximum soil impermeabilization index of 60%;
g) In the case of multi-family buildings, the number of units per building cannot exceed 6.
2- Exceptions to point c) above apply in infill situations, where new constructions or extensions of existing buildings must respect the fencing or façade plans of adjacent buildings and establish volumetric articulation with those buildings.
3- Where there is no typical façade height or in cases of new street openings, new constructions must comply with the following parameters:
a) Maximum façade height of 3 floors or 11 meters;
b) Utilization index not exceeding 0.80;
c) Maximum soil impermeabilization index of 65%."
